What is a Corredor

Simply translated 'Corredor' means broker or agent in Spanish. As you would imagine the term could be used for a number of different fields such as corredor de seguros (insurance broker) and corredor de bolsa (stock broker). However here in Andalucia if you walked into any town, and more likely in any bar in that town, and asked for a Corredor everyone would know what you were looking for; you wanted to buy something, and more often than not it is property.

Many will say that a Corredor (de fincas) is an unofficial estate agent and up to a point they would be correct. However locals and visitors alike, and in many cases actual estate agents, will employ their services locally to find property up for sale. They have a wide knowledge of exactly what is for sale in the town as the sellers themselves will search them out and inform them that their home is 'up for sale'.

In a lot of cases the smaller towns and villages are not even serviced by estate agencies so a corredor is the only way to sell your home. It works very well and will often not be known by prospective foreign purchasers, in particular, that they are a possible option. In many towns and villages sellers will not put for sale signs up on their homes so to the everyday passer by it will not be obvious that a home is for sale. However it is almost certain that a corredor will know exactly which homes are for sale at any one moment.

Corredors work for both sellers and purchasers, and sometimes this will be two individual corredors and sometimes the same one. Whether you are a buyer or a seller the commission you pay the corredor is the same, 1.5%. This means that they are almost always cheaper than an estate agent.

Many locals will tell you that they are a corredor and this may be true because they know of one or two houses that are for sale, but very few make it their full time profession. Those that do will offer a full service, before, during and after the sale is done. This means that you get a service equivalent to that of an estate agent, better in some circumstances, at half the price.

A corredor works in a very similar way to an estate agent. However as we mentioned earlier those who do it as a profession and earn their living at it, as their main source of income, will of course provide a more comprehensive service. Whether you are looking to rent or to buy the corredor will find out what you are looking for. They will then set about lining up a number of viewings for you that meet with your requirements. They will do all the negotiations for the rent/sale, but most importantly, in the event of a sale, they will check in the local registry office to ensure that the house is able to be sold by the vendor and that everything is as it should be.

They will arrange for the paying of deposits and preparing the contract for sale with a proposed completion date. If finance is needed they will help with this and then finally they will arrange an appointment at the notaries office and accompany you to ensure that the signing of the sale completes according to plan. Then something rarely offered by estate agents the corredor is on hand locally to offer post sale information should you have any problems that as a local resident he/she can easily fix for you.
